What changes is the method. Materials go through the house instead of round it, or down an external stair, or occasionally over the roofline by crane, and every one of those routes has to be designed around from the first measurement rather than discovered once a delivery gets stuck in a hallway.

Why No Side Access Rarely Rules Out A Build
Most garden studio companies are built around a van reversing up a side return and unloading straight into the garden. Where that route does not exist, plenty of that industry simply declines the enquiry. It is a limitation of the standard delivery method, not a limitation of what a well-designed acoustic building actually needs to be built from.
A studio built from panels, boards and bagged materials sized for a corridor rather than a driveway can go together just as soundly as one delivered in large finished sections. This applies whether the eventual brief is a modest single room or something larger; a compact small garden music studio reached only through the house is one of the more common enquiries we design around. The trade-off is time and sequencing rather than final quality: more trips, more protection, more planning before the first panel goes in, not a lesser building at the end of it.
Materials Through The House
Where the garden is reached through the property itself, every board, panel and bag of material makes that same journey: through the front door, along a hallway, sometimes up and down a half-flight of steps, and out through a back door or a kitchen. Floors and door frames need protection for the length of the build, not just delivery day, and fragile fittings on the route are worth noting and, where sensible, temporarily removing rather than working around.
Sequencing matters more here than on a standard build. Rather than one large delivery sitting in the garden, materials generally arrive in stages matched to what a working day can actually use, which keeps the house passable between deliveries and reduces how much has to be stored under cover before it is fixed in place.
Sizing Panels To The Narrowest Point
The narrowest point on the route, not the widest, sets the maximum size of every component that has to travel through it. A hallway that is generous for most of its length but pinches at a stair turn or a door frame determines what a panel, a sheet of board or a length of stud can be, and that measurement has to be taken before a design is drawn rather than checked afterward.
That is exactly why panelised construction suits no-access sites so well: components are specified to fit the constraint rather than the constraint being discovered once a standard-sized unit will not go round a corner. The same bolted, sectional approach that lets a studio be taken apart and rebuilt at a different property later is often exactly what gets it through a house in the first place.
External Staircases And Basement Steps
A first-floor or converted flat reached by an external metal staircase, or a basement flat with steps down from a side return, are two of the most common access patterns behind London gardens. Both add a load rating and a width limit on top of the usual corridor constraints, since a staircase built for people is not necessarily built for someone carrying a board.
Steps down to a basement level add their own complication: turning a long panel through a tight angle at the bottom of a stairwell is harder than carrying the same panel along a flat hallway, and it is worth walking the actual route with the exact dimensions of the largest planned component before assuming it will fit.
Crane Lifts And Why They Are Rare In A London Terrace
Lifting a section over a house by crane is a genuine alternative to carrying materials through it, and it works well on a plot with road access close to the build site and enough clearance overhead. In a typical London terrace it is the exception rather than the default, because it usually needs a road closure or suspension, clearance from overhead cables, and enough working space for the crane itself, none of which a narrow residential street reliably offers.
Where a crane lift is realistic, it can genuinely shortcut the sequencing problem that comes with a through-house route. Where it is not, and in most terraced streets it is not, the studio is better designed from the outset around a through-property route than planned around a lift that later turns out to be impractical.
What To Measure Before Anyone Visits
A route can be assessed properly before a survey ever happens. The clear width at the narrowest point, including door frames and any turn tighter than a right angle, the number and width of any external steps, and whether any part of the route is shared with a neighbour or is communal are the measurements that shape what a design can realistically specify.
Working through a proper pre-survey access checklist before a first visit means that visit can go straight to design rather than starting from scratch on site, and it usually surfaces the one measurement that would otherwise have been missed until a delivery was already on the way.
What Restricted Access Does To Programme And Cost
Building through restricted access changes the shape of a project more than it changes the final result. Expect more delivery days rather than fewer, because materials move in sequenced stages instead of one drop, and expect the early planning conversation to include parking, not just design. Many London boroughs require a parking suspension for a load to be unloaded safely outside a property, and that has to be booked with enough notice to match the build programme.
A skip on the road needs a council skip permit applied for in advance, and carrying boards and panels safely through an occupied house is real manual work, worth planning with the same care the guidance on safe lifting and carrying sets out for any heavy load. None of this is a reason to delay telling neighbours what to expect: a short heads-up before noisy or disruptive days goes a long way on a terraced street where everyone shares a party wall.
